Plans for a major regeneration scheme in Crawley town centre have been revised for the Crawley Station and Overline House due to site constraints. The Station Gateway scheme, which includes the redevelopment of Crawley Station and Overline House, received outline planning permission inAugust 2016.

Since then, Arora Group in partnership with Network Rail, Crawley Borough Council, West Sussex County Council and the station operators(Govia Thameslink Railway) have been working together on a development constraint that has meant the need to re-assess the multi-storey car park. Network Rail needs to be able to access the track to bring in and lay replacement rails. Unfortunately, the special vehicles needed for this activity are too large to be compatible with the erection of a multi-storey car park.

• “By working together over the past months, researching and exhausting all practical options, are delighted to have an alternative solution that achieves and delivers upon the key principles of the original scheme.”

• ‘’This alternative involves the retention and upgrading of the existing surface-level station car park, the complete refurbishment and extension of Overline House, the provision of a brand new look and feel for Crawley Station and ticket hall, new ground-level retail/business units with the residential apartments above.’’

• “This new solution has many positives over the original in that it will mean a reduction of construction traffic to the site and reduction of the landfill by avoiding the demolition of Overline House. There will also be a more open feel to the site by deletion of the multi-storey car park.

• “The overall look and feel of the development will remain very similar to the approved scheme, with the new plaza drop-off and vehicular access, new build residential units and the inclusion of apartments within a transformed OverlineHouse

• “The proposed scheme will ensure a new and exciting gateway as well as significantly boosting housing supply in a highly sustainable location that will help reinforce the future vitality and viability of the town centre.”
